Lodha NCP residents, where are your recreational open spaces?

Mumbai, 9th January 2019: Crorepati residents of Lodha New Cuffe Parade project, please take a good look at cricket pitch, football field and five-star lifestyle of your tower, and ask yourselves if this is the lifestyle that Lodha group promised you in the glossy brochures and full page advertisements.

The residential towers of Lodha NCP -- namely Dioro, Evoq, Enchante and Elisium -- have received a partial Occupancy Certificate. MMRDA, the civic body that issued this certificate, thinks that these towers are fit for human habitation. But are they really?



If they are fit for habitation, why is there so much construction material and rubble in the playgrounds and recreational spaces? And why is there so much construction netting all around the towers?

Why are the residents restricted from accessing the open-to-sky spaces around the towers?

The answer is: beecause there is a very high probability that some construction materials will come crashing down from the terrace on any given day, blowing the lid off the farce of the part-Occupancy Certificate.

The suited-booted residents of Lodha NCP have been conned into living on a construction site, and MMRDA officials, who issued the certificate, are in connivance. It's an open secret hiding in plain sight. It's the proverbial elephant in the room.

  2. I am a buyer at New Cuff Parade by Lodha & I endorse that every word in this blog is true. Thousands of innocents spent crores of their hard earned money fir their dream home. They got impressed by brend LODHA & their high profile presentations & colourful brochures which took them to the different world. Sadly after 7 yrs of booking for their dream home, they got the home but rest all is dream only. Theres nothing like 'Life at its best'. Promised amenities are missing. Buyers pay the hefty price not just for the sq.ft of their flat but for all the things promised along with. Majority of which are missing or compromised - even the safety of their lives.
    In today's time one just can even imagine to get clearance from fire dept if the fire engines, ladders & water jets does not have access to the building from all around. This holds true even if the structure is on just ground level where as in case of New Cuff Parade by Lodha, we are talking about 40 storied towers. Here in the video it's very clearly seen that it's far from the fact. Just imagine the plight of the residents in the eventuality of fire. With so many fire incidents happening around the city, so many deaths which uncovered the fouling status of Occupational Certificate & fire compliances of the occupied & operational buildings, it is meant that there's no value to peoples life. Here also Lodha claim to have Part OC. Does that mean that residents have to live at their own risk until full OC is issued. Who will be accountable for it? Shall we, the buyers, citizens and government have to wait for the mishap and wait for few hundred resident's death for the candle-march, agitation and action?

  3. I am a buyer and resident of New Cuffee Parade project. They down right cheat and then expect that their blatantness will wear you down and they will get away with it.
    In political terms , the kind of inefficiency and third rate quality they are providing is nothing short of a Scam.
    If nothing works , they have their smear campaigns which hideously originates from the company's No 1 and 2.
    Such blogs create public awareness against these crooks.

  4. Lodhs have resorted to gross cheating and defrauding their customers be it providing less carpet are than agreed upon, using cheap material, sub-standard workmanship and many other issues. They sold us flats with 'Private Sky Garden' at exorbitant rate. The so called Sky Gardens are nothing but refuge areas. That's why there is no mention of Sky Garden in the agreement. It is only shown in the floor plan copy attaced to the agreement. They have no explanatiin as to why the brand new flats got in to the rotten condition without being habitated for even a single day. Height of shamelessness. No amount of compensations can piece together the shattered dreams of the home buyers. Lodhas derserve to be shamed publicly.

  5. Buying a Lodha property at NCP was the worst decision we every made. What was to be a dream house has turned out to be a nightmare.

    Starting from significant delay from the promised delivery date, huge carpet area shortfall, Poor quality on all fronts, glaring v basic design defects , arrogance of lodha staff & management the problems are endless.

    At the risk of devaluing our own property i would strongly recommend to all that buy a property from a Mickey Mouse Builder if you must, but please don't ever buy any lodha property, cause you anyways get a mickey mouse property at a Richie Rich price.

    This blog is doing a great service to all potential consumers by exposing the tricks that Lodhas play on buyers across variuous projects.

  6. It is really disappointing to have such inferior quality of materials and design used in NCP, all utilities is also of sub standard qualities and the whole maintenance and life cycle cost of this huge project will fall on the shoulders of NCP residents.
    Above all the arrogance of Lodha Mangement and their staff is appalling.
    Hope government and law would take notice of this misdoings by builders and come to the help of desperate residents.

  7. Lodha management really need to get their act together to translate what was promised into reality and to compensate buyers for the inordinate delay in delivery. I have personally sunk my life savings into so called "New Cuffe Parade" and so far, there is no light at the end of a very long black tunnel. Shoddy workmanship, poor materials, ad hoc reduction in carpet area allotted and charged - what I cannot understand is how Lodhas is getting away with it!

Highly disappointed to see this. 15 acre open spaces were promised with various outdoor amenities and sports facilities like football and cricket ground which are nowhere to be seen even after one and half years of obtaining part OC by the builder. Layout Plans have been changed number of times without even sharing the details with the flat owners and are still not finalised. It is clear case of misrepresentation, cheating and duping of flat buyers by builder Lodha developers . #NCP #Lodha

  9. Life at its best is their tagline.. Initially when we moved in, demolition of upper floors were going on which was constructed unauthorisedly.. the entire building use to shiver 2 - 5 times a day. We were greeted with mosquito menance. To our surprise the walls were made up of gypsum board, leakages.. poor design.. you got shaft running through your bed room and watter dripping noise all night.. its a foolish thought of design.. They said cricket ground showing Bret Lee . But nothing was available.. one wing lift working another one is not.. Except club house, 11 swimming pools are not visible.. I can see 4 including todler pool.. open air theatre.. cabana.. all missing as of now.. construction workers are in building still.. also fooled us in carpet area... paraphet is sold as Balcony and money looted. What was promised to be delivered in 2015 Dec.. was deliver in 2018. That delay would have been ok if they would have really given quality. But its only show peice for outer world. For residences, its a life time pain.. a dream house to many not as per promised..
