NRI says Overall Quality is lacking in Lodha New Cuffe Parade

Image
What is the image that Lodha is projecting to people living abroad? NRIs, PIOs, expats and Indians living and working abroad will carry a very poor impression of Indian real estate industry, based on Lodha NCP. The conduct of builders towards even their wealthy customers is unbecoming, and the build quality of the flats is visibly shoddy. Edrea D'Costa and her husband Sunil D'Souza have had a bad experience with Lodha builders. Having paid their entire consideration amount of Rs 2.8 cr, they are still not allowed to enter their own flat and measure it. Until recently, they were not even allowed to enter the compound; they were stopped at the gate, and allowed to go to the clubhouse if they wished, but not to their own building, and certainly not to the front door of their own flat where the nameplate of Sunil D'Souza is prominently seen! The local police station (Wadala Truck Terminal) does not entertain complaints from Lodha flat-buyers against the builder. So a person...

Lodha NCP: How Navin Talreja comes out of his parked car | Flat-owners of Lodha New Cuffe Parade

Image
This video shows a resident of Lodha New Cuffe Parade struggling to come out of his parked car in the parking basement. The car parking space allocated to each resident is so inadequate that opening the door fully and getting out is a daily struggle, and will probably result in scratches and damage to parked vehicles due to contact with doors of neighbouring vehicles. Proud owners of Sewage Pipes in master bedrooms -- Lodha New Cuffe Parade residents

Image
It is amazing that in many of the flats of Lodha New Cuffe Parade, the building's sewage pipes run through the master-bedrooms. Whenever the people in the upper floors in this 41-storey building flush their toilets, their neighbours downstairs will toss and turn in their sleep because of the frequent sounds. Also, over time, leakages are inevitable. So the sewage pipes will spread stink, dirt and disease throughout the building. But there is an even bigger hazard -- fire. If there is a fire in a flat in a lower floor, this sewage duct will sets the stage for an uncontained disaster. The sewage duct would act like a chimney carrying the deadly mixture of hot, toxic semi-combusted gases to every higher floor, causing the fire to spread rapidly through the building. These are evidently flats that have been designed without any regard for fire-safety and for human lives. Krishnaraj Rao 9821588114 and 8169471229 krish.kkphoto@gmail.com

British national talks about Issues at Lodha NCP: "NCP is a massive disappointment, pipelines running through houses, poor build quality, damp issues, confirmed shortfall in floor area" says Sunil Chawda

Lodha NCP: Why Lodha does not face the public or media

Image
The issues of the flats at Lodha New Cuffe Parade project having fragile walls, of having drainpipes running through their bedrooms, and of being dangerous -- all these are issues that concern the public. To write articles or make videos about issues that deeply concern the public is not defamatory. It is impossible to anybody to claim that the flats at Lodha New Cuffe Parade -- which cost between Rs 2.5 crore and Rs 7.5 crore, or more -- are standarized and safe constructions. In any case, if Lodha builders have something to say, let them say it out here in the public domain. Let them have the guts to face the public, and say what they have to say out here, in the public domain. Lodha, stop hiding behind the high walls of judiciary. Stop trying to bury the issue behind the high walls of judiciary. If you say I am wrong, and my videos are untrue and unfactual, come out and say it in public, by organizing press conferences and televised debates. I promise I will be there to resp...

Light humour - We are escorted out by Lodha NCP security after shooting videos

Image
After residents and I shot a lot of videos at Shilp Thard's flat, and outside also, at Dioro tower of Lodha NCP on Lohri (13th Jan 2019), we left in good humour. The Lodha security and bouncers accompanied us till we were safely out of the gate. At the end of the day, we had both lightened up, and we had no ill feelings towards the watchmen and bouncers, who were only following instructions given by their higher ups. We were cracking jokes in the lift as we departed. Krishnaraj Rao 9821588114 and 8169471229 krish.kkphoto@gmail.com

Lodha NCP: Navin Talreja about tandem parking issues -- poor space management in the basement

Image
Lodha New Cuffe Parade at Wadala has many major issues in its massive multi-level parking basement, including very low ceiling height (i.e. very little head space for tall vehicles), poor ventilation, bad space management and major leakage. Here is a product review from an actual user. All these issues have been amply brought to the attention of Lodha builders, and also to the Mumbai Fire Brigade (because poor ventilation and low head space present a very high risk of fire and death by suffocation). Gypsum walls: Why Lodha doesn't allow buyers to visit flats at Lodha NCP

Image
Flat-buyers who book flats in Lodha New Cuffe Parade, at Wadala, are not allowed to visit their under-construction or under-repair flats "for safety reasons". But the real reason is not safety. The real reason is, Lodha does not want its customers to know the soft and fragile material with which the walls are made. How soft? How fragile? How vulnerable to moisture? Take a look! Roughly 70% of the walls are made of gypsum board or plaster-of-paris (POP). An entire wall of your house at Lodha NCP can be destroyed by accidental spillage of a cup of tea! It does not take more than a tiny pencil-sharpening blade to cut into the material that its walls are made from. And to think that this is what people have paid crores of rupees for!
