We emailed this letter to Lodha (Macrotech Developers Ltd), including Abhishek Lodha, Mangal Prabhat Lodha and many senior management members, but we received absolutely no response. And so, this is the video we have published regarding the matter in English: ISSUED IN PUBLIC INTEREST BY Krishnaraj Rao 98215 88114 and 81694 71229 krish.kkphoto@gmail.com Twitter @BravePedestrian Mumbai #realestate #investing #lodhagroup #maharera #maharashtra #cheating #theft

Lodha NCP buyers, did you elect a CHAWL-DWELLER as Chief Promoter of your societies?

Image
Mumbai, 8th December 2018: Going behind the backs of the flat owners and residents of the posh Lodha New Cuffe Parade, a Lodha employee named Vinod R Parab has submitted applications on behalf of Dioro, Elisium, Enchante (and maybe Evoq also) to the state cooperation department on 17th October, 2018.   Lodha employee Vinod R Parab, who gave his residence address as "BDD Chawl, NM Joshi Marg, Mumbai 400011" claimed to have been elected as chief promoter by nine flat-owners each of Dioro, Elisium and Enchante.  Many flat-owners, when contacted, said that they had no knowledge of their name and signature being on such an application!  EVIDENTLY, NO SUCH ELECTIONS EVER HAPPENED. The law requires that a meeting of the promoters of the proposed cooperative society is held, where the chief promoter is elected, and a resolution is passed for seeking a certain name registration by the government department. It is evident that no such meeting was held. It i...

Warning! Lodha Flat Buyers may face Income Tax Nightmare

Image
Mumbai, 20th November 2017: Buying a flat from Lodha Group can land you in deep trouble with the Income Tax Department. The small print in Lodha Group's Application Form compels you to not deduct TDS on your installments as required by law. Lodha's sales staff and Application Form illegally compels you to delegate your legal responsibility to Lodha. Such delegation can land you in deep trouble. Not only will you invite penalties from the Income Tax authorities, but worse, it can lead to scrutiny of your tax returns. Nobody in his right mind wants to invite I-T scrutiny through careless actions, but that's what can happen to you if you blindly trust Lodha's paperwork!  As a flat purchaser, you have a statutory obligation under section 194-IA of the Finance Act to deduct tax and furnish details of your property transaction to the Income Tax department. There are no exemptions. Read this article to understand your obligation as a flat-purchaser. There is no pro...

How Lodha Group's "Application Form" Traps Unwary Customers

Image
Mumbai, 16th November, 2017: Lodha Group's Application Form is like a bear-trap for prospective flat buyers. When you are preparing property papers and legal documents, every single word has to be clearly understood and agreed upon. But Lodha's customers are forced to make fatal blunders in the paperwork right in the beginning. The consequence of those blunders is that Lodha Group gets a crushing grip on your balls, which it squeezes whenever it wants. If you are a Lodha customer who tried to stand up for your own rights, you may have experienced this crushing grip. Lodha Group's insidious Application Form is not declared before MahaRERA. Lodha Group insiders never share a copy, but we have procured it. Click here to download . These are the papers you are sweet-talked into filling up in the euphoric afterglow of a site visit.   UNDERSTAND HOW THE FORM WORKS AGAINST YOU : 1. The Application Form reverses who is the promisor and the promisee. Lodha's...

Measure your flat, Lodha Group has cheated you

Image
13th November, 2017, Mumbai: Our first article, titled Lodha Fiorenza – Misleading RERA, Blindfolding Flat Buyers , reveals how Lodha's sales staff mis-sells the flats to customers and keeps them in the dark by denying them crucial information about the project. Our second article about how Lodha Group is defrauding flat buyers in Carpet Area has been provoking many flat purchasers to ask the right questions. But such is the strength of the LODHA BRAND that people hesitate to believe anything written against Lodha. "This can't be true," they argue. Well, we believe that seeing is believing. So, here is an actual instance of Lodha's carpet-area fraud. Below are plans of flats in Lodha Belmondo that show you clearly how much Lodha is cheating you. "4Bed Layout (2751 sqft)" This plan titled "4Bed Layout (2751 sqft)" was emailed by Lodha Group's sales staff. If you total up the dimensions shown in the plan, the measurement is 1815....

Lodha Group is defrauding flat buyers in Carpet Area

Image
10th October, 2017, Mumbai: Lodha Group is a frontrunner of the building industry in Mumbai Metropolitan Region (MMR), but it is openly playing a fraud on customers -- so open that it is uploaded on the RERA website! The carpet area of the flats is almost always much less than customers are led to believe, because Lodha appears to be counting even the space occupied by normal finishes such as plaster, bathroom tiles, etc., with which he delivers the flat to you. Lodha Group forbids you to officially measure the carpet area of your flat. If you raise a dispute regarding carpet area, Lodha threatens to destroy your interior work as a precondition for resolving the dispute by measuring the carpet area! In most Lodha projects, the carpet area mentioned in the agreement are much less than the actual. To prevent this truth from becoming exposed, your registered agreement states that if carpet area is to be measured, the finishes must first be removed at your cost. This means removal ...

Flat-buyers beware! Horizon Green Borivali does not have CLEAR TITLE

Mumbai, 12 th February, 2017: Horizon Green, the prestigious new Borivali East project, has huge issues. No real drainage system – that's a  serious problem we have written articles about . But there's a more serious worry for flat-purchasers, namely, not getting proper title to the purchased flat at Horizon Green. The confusion on who's legally the builder of Horizon Green -- Raheja, Bhoomi or Prashasti -- is like three men claiming to have fathered one child. On the municipal corporation's records, K Raheja is the builder. But Prashasti Enterprise is claiming to prospective flat-purchasers that it is the builder. And in between Raheja and Prashasti, there's the ghost of Bhoomi Constructions, a partnership that has been dissolved.  On paper, Bhoomi Constructions got the development rights in 2003 from K Raheja for building Horizon Green, and in turn assigned these development rights to Prashasti Enterprise in 2008. But that's only on paper; in real life,...

Architects are masterminds planning illegal & unauthorized constructions

Image
Not every crime is committed with narcotics, guns, violence etc. A huge number of crimes are committed with STEEL & CONCRETE in every city and every state of India. These crimes, routinely committed by the construction industry, go undetected. These crimes are generally invisible to all, except a small number of trained people within the system. The illegalities committed by the construction industry are NOT VICTIMLESS CRIMES. They swallow up precious land and assets belongin g to the public at large. But these crimes are deliberately ignored and downplayed by the system, because our politicians, judges, lawyers etc. are deeply involved. Land & building projects are the favourite investment avenue for powerful people who are earning lakhs of rupees everyday. Architects are the masterminds engaged at the planning and execution stage of every building. They know the illegalities like the back of their hand. They know precisely which rule, which law, which development reg...

Mumbai region’s realty market: On verge of collapse?

Image
Mumbai, 17th December, 2013: Construction activity in Mumbai Region is seizing up.  Due to recent changes in laws and market realities, builders are finding it difficult to get permissions, to sell completed projects and to pay back financiers. After decades of giving false promises to the administration and luring the  aam aadmi  with brochures that show heavenly buildings, it appears that the builders have themselves fallen prey to rosy market projections. Until recently, middle class Indians and non-resident Indians (NRIs) believed that investing in Mumbai, Navi Mumbai and Thane was a sure-shot way of getting four- or five-fold appreciation every ten years. But now they are forced to ask whether the ceiling has been reached. The proverbial last nail in this coffin is the announcement of the Central Real Estate Regulatory Act, which may prevent builders from raising cheap finance from high-risk-appetite investors. On the one hand, full-page ads are claiming t...
